Roof rejuvenation is an emerging roof maintenance approach that involves a spray treatment applied to the asphalt shingles on your roof; designed to penetrate the shingles and replenish the oils that are lost over time due to aging and weather exposure.

For many homeowners, it can seem that when it comes to their roof there are only two options: repair or replace. Recently, however, a third option has entered the market — preventative maintenance through roof rejuvenation.

While still unfamiliar to many homeowners, roof rejuvenation is gaining attention as a preventive maintenance strategy for asphalt shingle roofs because it addresses a specific and common cause of roof deterioration: shingle drying and oxidation.

From the ground, a roof may still look perfectly normal, which is why many homeowners are surprised to learn that shingles can begin drying out long before obvious problems appear.

As asphalt shingles age, the oils that maintain their flexibility and performance begin to evaporate, leading to problems over time. Roof Rejuvenate applies an all-natural, bio-based solution that restores these shingles by applying a plant-based solution that replenishes lost oils and revitalizes their performance. With just one treatment, we can offer property owners a guaranteed way to save thousands of dollars compared to replacement.

Roof Rejuvenation Treatment:

• restores lost oils due to aging

• slows aging caused by UV and oxidization

• improves flexibility and durability

• improves granule retention

• improves waterproofing capabilities

• improves shingle seal tab adhesion

• reduces damage caused by wind and hail

• improves fire resistance

• enhances shingle colour

• kills moss and hinders re-growth

• keeps shingles out of landfills

Roofs that are suitable for rejuvenation are generally:

• 5 plus years of age

Once a roof is about 5 years old, natural weathering starts to dry out the shingles. This is the perfect time to make preventative maintenance a part of your strategy.

• Aging but functional shingles

Shingles that are drying out, losing flexibility or showing signs of early wear – this is the optimal stage for rejuvenation

• Granule loss beginning or moderate

Some granule loss is normal over time and does not disqualify the roof. Rejuvenation helps slow further loss.

• No widespread active leaks

Roof systems performing as intended, even if minor repair or maintenance items are present.

Roof systems exhibiting widespread deterioration, substantial shingle loss, or active water intrusion, are generally not suitable for rejuvenation and may require repair or replacement.

When applied at the appropriate stage in a roof’s life, and combined with minor maintenance or repairs where needed, roof rejuvenation may extend the life of your roof by up to 15 years.

Roof rejuvenation allows homeowners to address aging proactively rather than reacting to failure and help save thousands of dollars by preventing roof damage and delaying the need for replacement; giving homeowners the ability to budget and plan for replacement on their timeline

Over time, exposure to sun, heat and Ontario’s freeze-thaw cycles causes the essential oils within asphalt shingles to gradually dissipate.

Asphalt shingles are the first and most critical line of defense on a roofing system. They act as a protective barrier that sheds water, blocks UV rays, and shields the underlying components—like the underlayment, decking, and structural elements—from exposure to the elements. When shingles are in good condition, they direct water safely off the roof and help maintain the integrity of the entire system.

When shingles begin to fail, that protection is compromised. Water can start to penetrate beneath the surface, reaching the underlayment and eventually the roof deck. This can lead to rot, mold, insulation damage, and even structural issues if left unaddressed. Missing granules and loss of flexibility also make shingles more vulnerable to wind damage, increasing the risk of blow-offs and exposed areas. Once the outer layer is no longer doing its job, the rest of the roofing system is forced to absorb stress it wasn’t designed to handle—often resulting in more costly repairs or full replacement much sooner than expected.

This stage often occurs years before visible leaks develop, even if the roof appears intact from the ground.

Roof rejuvenation is applied as a liquid spray that penetrates the shingle surface within minutes, replenishing oils naturally lost over time.

The process is:

• Non-invasive spray application

• Minimal disruption to residents

• Typically completed in 1–2 hours

• No tear-offs or construction debris

• Low noise procedure

• Treatment penetrates shingles within minutes

A proper inspection evaluates real conditions, and understanding the condition of the roof allows homeowners to ask better questions, compare options realistically, and choose the solution that best fits their home and budget.

In some cases, an inspection may reveal that rejuvenation is not the best option, and that repair or replacement would be more appropriate.

Like many home maintenance decisions, the right solution depends on the condition of the roof and the homeowner’s long-term plans for the property.

A Bio-Based Approach That Works With Your Roof

Our treatment is made from over 95% bio-based ingredients, using refined corn-derived oils designed specifically for outdoor performance.

This matters because your roof isn’t just any surface—it’s constantly exposed to:

• UV radiation

• Heat and temperature swings

• Rain, snow, and freeze-thaw cycles

A product designed for these conditions needs to be stable, predictable, and compatible with the shingle itself.

Conditioning vs. Breaking Down

One of the most important differences in roof treatments comes down to how they interact with your shingles.

Some products rely on methyl ester-based formulations, which are designed to penetrate quickly. While that may sound beneficial, faster penetration can sometimes mean the product is too aggressive, potentially disrupting the internal structure of the shingle.

Our product is a conditioning agent. Not a coating that alters the structure.

• It conditions the shingle rather than dissolving it

• It helps restore flexibility without over-softening

• It works with the material instead of breaking down its chemical bonds

The goal is simple: support the integrity of the shingle—not interfere with it.

Built for Long-Term Stability

Corn-based formulations offer several advantages when it comes to durability outdoors:

• Greater oxidation stability – resists breaking down over time

• Improved UV resistance – holds up better under constant sun exposure

• More stable under heat – less prone to rapid chemical change

In practical terms, this means the treatment remains effective longer, rather than degrading prematurely under harsh roof conditions.

Safer for Your Home and Environment

What’s not in a product is just as important as what is...

Our formulation uses ingredients listed on both the DSL (Canada) and TSCA (US) inventories, carefully selected to avoid PFAS and aggressive or unnecessary chemical additives.

Our treatment is:

• Free from toxic chemicals

• Free from PFAS (“forever chemicals”), which do not break down in the environment

• Designed to be environmentally responsible, including for properties with water collection systems

For homeowners, this provides peace of mind that the solution applied to their roof isn’t introducing unnecessary risks.

Backed by Proven Science

Our roof rejuvenation treatment from Roof Rejuvenate Canada, is developed by Colorbiotics, a Sika company.

Sika is a global manufacturer of construction chemicals that bond, seal, protect, and extend the life of buildings. Founded in Switzerland in 1910, and operating in 100 plus countries globally; and they are one of the most trusted material science companies in the construction industry and considered a world leader in roofing and waterproofing systems designed to withstand extreme weather conditions

Roof rejuvenation is not a surface coating or sealant—it’s a penetrating treatment designed to work within the shingle, not on top of it. Unlike coatings that create a visible layer or alter the texture, this product absorbs into the asphalt and replenishes the oils that have been lost over time. The shingles maintain their original structure, profile, and granule integrity, with no added film, buildup, or change in how the roof sheds water.

The only noticeable difference is a slightly richer, deeper colour, as the restored oils enhance the natural appearance of the shingles.

Because it doesn’t modify the surface or create a barrier, the roof continues to function as it was designed—just with restored flexibility and performance.

Roof rejuvenation also helps address common organic growth problems like moss and algae.

As singles age conditions are created where moss and algae can grow.

As shingles dry out:

• They lose oils and become less water-shedding and more absorbent

• Become more porous and lose their ability to shed water effectively,

• This slows down how quickly they dry after rain, allowing moisture to sit longer on the surface creating conditions that encourages moss and algae growth.

Roof rejuvenation helps interrupt this cycle in two ways.

First, by restoring oils to the shingle, it improves how the surface sheds water, so it dries faster and becomes less hospitable to growth.

Second, the treatment penetrates into the shingle and into the root-like structures of moss and algae, loosening their grip and disrupting their ability to survive.

As a result, existing growth breaks down over time, and the conditions that allow new growth to establish are significantly reduced; all without the need for harsh pressure washing or damaging surface treatments.

Asphalt shingle roofs typically represent one of the largest exterior investments homeowners make, which is why maintenance strategies are receiving more attention.

For many homeowners, maintaining the roof they already have can often be one of the most cost-effective ways to protect the value of their home.

While roof rejuvenation is not a permanent alternative to replacement, when applied at the right time it can potentially provide many additional years of service life for an asphalt shingle roof.

Roof rejuvenation allows homeowners to address aging proactively rather than reacting to failure and help save thousands of dollars by preventing roof damage and delaying the need for replacement; giving homeowners the ability to budget and plan for replacement on their timeline.

For homeowners unsure about the condition of their roof, a professional inspection can help determine whether rejuvenation, repair, or replacement is the most appropriate next step.

Homeowners interested in receiving a quote or roof inspection, can contact us to receive a virtual estimate using aerial measurement tools or schedule us for an on site visit.

Roof rejuvenation can be applied throughout most of the roofing season as long as the temperature is above 5 degrees.

While it is best to avoid treatment right before or after heavy rains, the product is designed to quickly penetrate the top layer of the shingle, and in about 1 hour is absorbed; so there is no need for concern about it being washed away.

Product Warranty

Roof rejuvenation treatments include a 5 year transferable warranty for qualifying roofs.

This warranty covers the performance of the rejuvenation treatment, including the continued performance of the shingles as intended by the manufacturer.

The warranty does not replace the original roofing warranty and should be considered a maintenance warranty, not a structural roofing warranty.

Typical Warranty Conditions

For warranty eligibility, the roof must generally meet certain criteria at the time of application, including:

• shingles must be structurally sound

• roof decking must be intact

• no active leaks present

• proper ventilation in place

Contractor Guarantee

Our contractor warranty guarantees the application workmanship and will match the manufacturers product warranty by covering associated labour costs in the event of a warranty claim.

As part of the evaluation process, we recommend reviewing the original roofing warranty and confirming that rejuvenation is appropriate for the roof’s current condition.

 • Because rejuvenation products aren’t yet certified in Canada by regulatory bodies (like CCMC or ULC), insurers do not count them as an official “roofing upgrade.”

• If a rejuvenated roof leaks or fails, the insurer will still treat the roof as its original age/condition, not as “newer” or “extended.”

• Warranties on rejuvenation products are separate from your insurance policy. That warranty is between the homeowner and the applicator/product company, not the insurer.

Roof rejuvenation is considered a preventative maintenance treatment, not a roofing replacement or structural repair.

The application process typically:

• does not involve tear-offs or structural work

• does not involve open flame or hot-work roofing methods

• produces minimal construction debris

For this reason, roof rejuvenation is classified as a maintenance treatment, rather than a construction service. If needed we can provide details to help with any insurance related questions.
